Will I have access to my salon whenever I want?Yes. You have 24/7 access to your salon. The exterior doors have combination locks and the individual salon doors are keyed. We do, however, limit the provision of services to your clients to the hours of 6 a.m. to 10 p.m.

Are utilities included in the monthly rent?Yes. WiFi and all utilities (water, electricity, heat and air conditioning) are included in the rent. You are not responsible for real estate taxes or building insurance (so-called “pass-throughs”), but we do request that you have your own renter’s insurance policy.

Can I decorate inside my salon?Yes! We encourage tenants to decorate and make the salons “their own.”

How is rent paid?Monthly. We encourage payment by Zelle, but rent can be paid by check, money order, or cash.

What lease term is required?Leases are typically issued for a one-year term, which we have found to be very workable, but longer leases are available. (Most of our tenants have been with us for years.)

Can I share a salon with another beauty professional?Yes. The lease needs to be signed by one individual, who may “sublet” with permission. There may be a small additional charge for stylists who share their space.

Do you offer daily or weekly rentals?No. Our mission is to promote a stable harmonious community of beauty professionals who are “invested” in the welfare of the community. We don’t feel that short-term rentals are a good fit for us.

Do I need to sign a lease?Yes. A lease delineates the tenant’s responsibilities and the landlord’s responsibilities.
